Are roof inspections really free?

Yes, when you're deciding about a repair, a replacement or a storm claim. If you need a formal written report for a sale, a refinance or an insurance renewal and we're not doing any work, it's $175, and we waive it if you hire us for the work it recommends.

My insurer wants to know my roof age. Can you tell?

Usually within a few years from the shingle style, granule condition, the vent styles and any permit or builder records. We'll put it in writing with photos, which is what underwriters ask for when a policy is up for renewal on a home over 15 years old.

Should I get an inspection before buying a house in Conroe?

Yes, separately from the general home inspection. Home inspectors look at roofs from a ladder or the ground and note 'recommend roofer evaluate' on most homes over 10 years old. We'll walk it, go in the attic, and tell your agent what it needs and what it'll cost — leverage you want before closing.
