Conroe's commercial roofs are mostly two kinds: flat single-ply or built-up roofs on the strip centers, restaurants and offices along I-45, Highway 105 and Loop 336, and metal on the shops, warehouses, churches and light industrial buildings in the Conroe Park North and out toward the airport. Both take the same beating the houses do — hail every spring, Beryl-strength wind every few years, and a summer sun that cooks a black roof to 170 degrees — and both are somebody's asset with tenants underneath who can't have a bucket in the hallway.

We install and repair TPO (white, heat-welded, cool-roof rated) and modified bitumen on low-slope buildings, and standing-seam and R-panel metal on pitched ones. For property managers and owners we do documented storm inspections after every hail event — with core samples, moisture scans and photos your carrier's adjuster will accept — and build replacement scopes to the approved claim. Scheduling is worked around your tenants: early starts, dumpsters placed where deliveries aren't, and a superintendent on site every day. Certificates of insurance naming the property are provided before mobilization.

Do you work with property managers and HOAs?

Yes. Most of our commercial work comes through property managers and HOA boards who need one roofer for a portfolio — inspections after every storm, a maintenance schedule, and replacement proposals with the documentation the board and the carrier need.

Can you re-cover instead of tearing off?

If the existing roof is dry (we moisture-scan it), the deck is sound and there's only one roof on the building, a TPO re-cover over the old membrane saves the tear-off and the landfill fees. Two existing roofs or wet insulation means a tear-off.

How do you handle a hail claim on a commercial building?

The same way as residential, with more documentation: photos, test squares, core samples and a moisture survey, then a scope built in the carrier's format. Commercial policies often carry percentage deductibles and cosmetic exclusions on metal; we'll read the policy with you.

Will you work around my tenants?

Yes. Restaurants get weekday mornings, retail gets early starts and clear sidewalks by opening, and we stage dumpsters and material where deliveries aren't. A superintendent is on site every day and the property manager gets one phone number.

Do you provide insurance certificates?

General liability and workers' compensation certificates naming the property as additional insured are issued before we mobilize. Ask for them from any roofer — Texas doesn't license roofers, so insurance is your protection.

Do you offer maintenance plans?

Yes — semi-annual inspections, drain and seam checks, minor repairs and a written condition report so a $500 fix doesn't become a $50,000 replacement.
