Porter and New Caney are where the east side of Montgomery County meets Houston: the Grand Parkway and Highway 59 crossed here in 2016 and the subdivisions followed — Valley Ranch, Tavola, Oakhurst at Kingwood, Auburn Trails, Kings Mill, the Woodridge Forest sections — thousands of 2015-and-later homes with builder-grade architectural shingle now coming up on ten years. Around them are the older Porter and New Caney of Roman Forest, Porter Heights, Northpark, White Oak Falls and the acreage along FM 1314 and FM 1485, with 1970s-to-'90s roofs and a lot of metal.
This side of the county floods more than it hails — Harvey put the San Jacinto's East Fork and Caney Creek into a lot of these neighborhoods in 2017 — but the roofs take the same wind: Beryl's track ran almost directly over Porter and New Caney on July 8, 2024. Ten-year-old roofs and the 2024 wind
The Valley Ranch and Tavola roofs are at the age where a builder-grade shingle starts losing granules in the Texas sun, and most of them faced Beryl head-on. That combination — a shingle that's already softening plus creased, unsealed courses on the windward slopes — is how a roof that looks fine from the driveway leaks next spring. Which permit office covers Porter and New Caney?
Neither is incorporated — both are unincorporated Montgomery County, which doesn't issue residential building permits. Roman Forest, Patton Village, Woodbranch and Splendora are their own small cities with their own rules; we confirm the address first.
My roof is only nine years old. Could it really need replacing?
In Texas sun, a builder-grade shingle can be at the end of its useful life at 12 to 15 years, and one that took Beryl's wind can be there sooner. Nine years is early for replacement but not for wind damage. The free inspection will show you the seal condition and the granule loss with photos.
