Magnolia grew up as a railroad and timber town on the Tomball branch and stayed small until The Woodlands pushed development west down FM 1488. Now it's two places at once: the older Magnolia of one-acre lots, horse fences, well water and metal-roofed barns along FM 1774, FM 1486 and Nichols Sawmill Road, and the new Magnolia of Audubon, Mostyn Manor, Westwood, Mill Creek, Durango Creek, Magnolia Ridge and the rest of the subdivisions filling the FM 1488 and Highway 249 corridor, plus the established acreage communities of High Meadow Ranch, Indigo Lake Estates and Lake Windcrest.
The roofing mix follows: R-panel and standing seam on the acreage homes and barns, builder-grade architectural shingle on the subdivisions, and a lot of both replaced after the 2024 storms — Magnolia and Pinehurst sat under the May derecho's path and took Beryl's wind two months later. Barns, shops and the main house
Half of what we do in Magnolia has four walls and no drywall: R-panel and PBR metal on barns, shops, hay sheds, equipment covers and RV ports, often re-covers over rusted panels on purlin framing. The main house gets standing seam or a Class 4 shingle. We price the outbuildings with the house so the color and the trip charge are handled once.

Does Magnolia require a roofing permit?
The City of Magnolia issues permits inside its limits; check with the city. Pinehurst, Stagecoach and Decker Prairie and all the acreage communities are unincorporated Montgomery County with no residential building permits. Most subdivisions have an HOA with color standards.
Do you roof barns and shops?
Yes — new R-panel and PBR metal on purlin framing, re-covers over rusted panels, and repairs to fasteners and seams. Priced together with the house when we're already out.
How much is a roof in Magnolia?
For the house, $11,500 to $19,500 architectural shingle, $13,500 to $23,000 Class 4, $28,000 to $48,000 standing seam on a typical home. A 30×40 shop in R-panel runs $9,000 to $16,000.
My well and septic are near the house. Is that a problem for the crew?
Only for where the dumpster and trailer park — we'll keep them off the drain field and away from the wellhead. Tell us where they are at the inspection.
Storm chasers are all over Magnolia after every hailstorm. How do I know who's real?
Ask for a Texas certificate of insurance naming general liability and workers' comp, a local address that isn't a hotel, and references you can call in the county. Never sign a contingency agreement on the porch, and never let anyone 'waive' your deductible — it's illegal here.
