Montgomery was platted in 1837 and is the county's oldest town; Charles B. Stewart, who designed the Lone Star flag, lived here, and the historic district along Liberty and Caroline streets still has 19th-century houses under standing-seam and shingle. Around it, the last twenty years have built some of the county's biggest neighborhoods: Woodforest off FM 1488 with its golf course and thousands of 2010-and-later homes, Bentwater, Walden and April Sound on the lake, Grand Harbor and Lake Conroe Forest along the west shore, and the acreage and ranch country out FM 149 toward Richards and Dobbin.

Two roofing stories run through Montgomery. Permits and POAs in Montgomery

The City of Montgomery issues its own permits inside the city limits and, like most incorporated Montgomery County towns, has its own contractor registration. Woodforest, Bentwater, Walden, April Sound and Grand Harbor are outside the city — unincorporated county, no building permit — but each has a POA architectural committee with shingle-color and material standards, and the gated communities require contractor access arrangements. We handle the application and the gate.

Does the City of Montgomery require a roofing permit?

Inside the city limits, check with the city — the rules aren't the same as Conroe's and we confirm before we start. Woodforest, Bentwater, Walden, April Sound and Grand Harbor are outside the city and don't require a county permit.

What colors does Woodforest allow?

Woodforest's guidelines specify a range of weathered-wood, brown and charcoal architectural shingles and require an application for changes. We have the current list and samples.

Can I put metal on a Bentwater or Walden home?

Usually, with the POA's approval of the profile and color. Standing seam in dark bronze, charcoal and black are the common approvals. We submit the application.

How much does a roof cost in Montgomery, TX?

Same as Conroe for the same house: $11,500–$19,500 architectural shingle, $13,500–$23,000 Class 4, $28,000–$48,000 standing seam on a typical 2,200–2,600 square-foot home. The big lake houses run more; the ranch houses out FM 149 with simple gable roofs run less.
