Willis is where Conroe's growth ran north up I-45 and met the lake. The old town along the tracks has 1950s to '80s houses on small lots; the lake communities — Seven Coves, Corinthian Point, Point Aquarius, the Emerson Estates shoreline — have 1970s-to-2000s homes that face directly into the wind that builds across Lake Conroe; The Woodlands Hills and the newer subdivisions off FM 830 are 2018-and-later builds; and out along FM 1097 toward Sam Houston National Forest it's acreage, barns and shops.
Lake-facing roofs take more than the rest of the county: wind gusts on the water are stronger than the official Conroe readings, the sun off the lake bakes the south slopes, and a limb from a lakeside pine has no other place to land. That's why more homes here go to standing-seam metal than anywhere else we work, and why we're careful about the cosmetic-damage exclusion many lake-house policies now carry on metal. Willis is an incorporated city with its own permit office; most of the lake shore and everything past the city limits is unincorporated Montgomery County.

Metal or Class 4 on the lake?
Both work; the choice is about the policy and the noise. Standing seam lasts longest, sheds needles and reflects the lake glare, but check the cosmetic-damage exclusion before you commit — if hail dents it without a leak, that's not a claim on many policies. Stone-coated steel is Class 4-rated and quieter. A Class 4 architectural shingle is the value answer and earns the same wind-and-hail discount. Does Willis require a roofing permit?
Inside the city limits, check with the City of Willis permit office — rules differ from Conroe's. The lake communities and the acreage outside the city are unincorporated Montgomery County, which doesn't issue residential building permits. We confirm the address first.
Do you work in gated lake communities?
Yes — Seven Coves, Corinthian Point, Point Aquarius and the rest. We handle the gate and the POA's architectural application where one is required.
How much is a metal roof on a lake house?
Standing seam runs $28,000 to $48,000 on a typical home and more on the big waterfront houses with complex rooflines; stone-coated steel $30,000 to $45,000; R-panel for a boathouse or shop from $3,500. See the metal roofing page.
Do you do barns, shops and RV covers?
Yes — R-panel and PBR metal on purlin framing, new or re-covered. Common on the FM 1097 and FM 830 acreage.
What about the wind on the lake?
Lake-facing slopes get a six-nail high-wind shingle install and hand-sealed ridges as standard, and we recommend Class 4 or metal on any home with open water in front of it.
