Lake Conroe is 21,000 acres of open water, and the homes along it take wind that inland neighborhoods never see: straight-line gusts across the lake in every thunderstorm, the May 2024 derecho at full strength, Hurricane Beryl's north side. The shoreline is April Sound and Walden across the water (their own gated POAs, in Montgomery's orbit), Longmire, Water Crest and the Highway 105 West neighborhoods on the Conroe side, the condos and marinas along the causeway, and the acreage and ranchettes out FM 2854 and Old Highway 105 toward Dobbin. The roofs are a mix — 1970s–80s waterfront originals on their third life, 2000s subdivision shingle, and a growing number of standing-seam metal roofs that lake wind has convinced people to buy.

Built for lake wind
A roof on the water needs the details a roof in the pines can skip: six nails in every shingle, a sealed starter course at the eaves and rakes, ridge caps rated for high wind, and drip edge that's fastened, not floated. On a full replacement we build all of it in. On a metal roof, clipped standing seam is the wind-rated choice and the one insurers rate best.

Why does my lake house lose shingles when my friend inland doesn't?
Open water. There's nothing between your roof and a squall line coming across 21,000 acres. Builder roofs with four nails and unsealed starter lose shingles at the eaves and rakes first; we replace them with the wind details built in.
Does April Sound or Walden have to approve a roof?
Yes — both POAs review color and material. We prepare the submittal with samples and get it in with the estimate.
Is metal worth it on the water?
For most waterfront owners, yes. Standing seam handles the wind, doesn't grow algae in the humidity, and it's the roof insurers rate best. It costs more up front and it's the last roof you'll buy.
Do I need a permit on the lake?
Most of the shoreline is unincorporated Montgomery County, which doesn't permit residential re-roofs. City of Conroe addresses don't need one for a straight re-roof either. We check the parcel.
How fast can you get to the lake after a storm?
Same day for tarps. We stage on the 105 West side when storms are forecast, and the causeway is a ten-minute drive from our yard.
