South Conroe is the newest city: Grand Central Park on the old Camp Strake land at I-45 and Loop 336 South, Harper's Preserve and Artavia along the Woodlands line, Woodland Lakes, Water Crest and the Lakes at Crockett Martin — thousands of homes built since 2016 by production builders, with the architectural shingles, minimum attic ventilation and HOA design guidelines of that era. The roofs are young, but they've already been through the May 2024 derecho, Hurricane Beryl and several hail seasons, and builder roofs fail in their own ways: flashing and pipe boots, nail pops, ridge caps, and the occasional slope that was simply installed badly.
Our south-Conroe work is diagnosing whether a leak on a five-year-old roof is a manufacturer defect, a workmanship problem or storm damage — and documenting it so the right party pays; hail and wind inspections with test squares; claims matched to the adjuster's scope; Class 4 impact-resistant upgrades in the HOA's approved colors; ventilation and radiant-barrier improvements while the roof is open; and gutters for the lots that came without them. The HOAs review color and material, and we prepare the submittal; inside the City of Conroe a straight re-roof doesn't need a permit.

Warranty, workmanship or weather?
A leak on a new roof has three possible owners: the shingle manufacturer, the installer, or your insurer. We photograph and document the cause — a lifted pipe-boot flange, a missing ice-and-water strip in a valley, a hail bruise pattern — and tell you which it is, so you don't pay for a repair someone else owes you.

My roof is four years old and leaking — who pays?
It depends on the cause. Manufacturer defects go to the shingle warranty, installation errors to the builder's warranty if it's still in force, storm damage to your insurer. We diagnose and document it so the right party pays.
Does Grand Central Park's HOA have to approve a new roof?
Color and material, yes. Like-for-like in an approved color is usually straightforward; changing color or going to metal needs an application. We prepare it with samples.
Is Class 4 worth it on a 2018 roof?
If a hail claim replaces it, the upgrade cost is small and the Texas premium discount pays it back in a few years — and a Class 4 roof keeps you out of the claim cycle.
Do you need a permit here?
Inside the City of Conroe, not for a straight re-roof. Harper's Preserve and some of the south communities are in the city; a few addresses toward the Woodlands line are county. We check.
